  • Hoarding, infestation, sharps or hazardous-material concerns
  • Required completion date and any contractor access window
  • Whether cleaning, gardening or repairs are separate requirements

Landlord waste may be treated as business waste

Government duty-of-care guidance distinguishes ordinary household waste from waste produced through business activity. It specifically notes that waste from clearing vacated premises, such as student housing cleared by a landlord or letting agent, is not treated as household waste for this purpose.

The responsible parties may therefore need appropriate waste-transfer information as well as a registered carrier. The provider should explain the documents that apply to the particular job.

Repeat work needs agreed standards

Landlords and agents may value consistent response times, photograph standards, invoicing and key handling more than a one-off low price. Those requirements should be written into the provider relationship.
