The main cost factors
Room count is helpful, but two properties with the same number of rooms can contain very different volumes and require very different handling.
- Total volume and weight of contents
- Number of people and time required
- Stairs, narrow doors, lifts and carrying distance
- Parking, permits and vehicle access
- Disposal charges and different waste types
- Unusually heavy, hazardous or specialist items
- Cleaning or additional services specifically included
Photographic quote or site visit?
Photographs can make an early conversation faster, particularly when they show every room, cupboards, lofts, garages and access. They may not reveal weight, hidden waste, parking restrictions or hazardous materials.
Ask whether the figure is an estimate or a fixed quotation, what assumptions it uses and what would allow the provider to change it. A site visit may be more appropriate for larger or complex clearances.
Comparing two quotations
A lower headline price is not a saving if essential parts of the work have been left out.
- Is VAT included where applicable?
- Are labour, vehicles and disposal included?
- Are lofts, garages, gardens and outbuildings included?
- Does the quotation include cleaning or only removal?
- How are special items and unexpected waste handled?
- What receipt and registration details will be provided?
Can saleable contents reduce the bill?
Sometimes, but it should never be assumed. The provider or auction professional should explain which items they believe are saleable, the likely route, fees and whether any credit is included in the written quotation.
